Questions about replacement windows in Forest Row and nearby villages
The questions people ask most about windows in this corner of Sussex and Surrey are about councils and permission, not glass. Here they are.
Do I need planning permission for new windows in the Forest Row conservation area?
Not for a house that is not listed, as long as the new windows look similar to the old ones. Wealden's only Article 4 direction is in Rotherfield. Flats, including those above the Hartfield Road shops, and listed buildings do need the council's approval.
Does being in the High Weald stop me fitting uPVC?
No. The High Weald National Landscape, formerly the AONB, restricts some extensions and cladding but does not remove a householder's right to replace windows. The usual similar-appearance rule still applies.
I live in Felbridge with an East Grinstead address. Which council do I deal with?
Tandridge District Council in Surrey, for most of the village, even though the post town is East Grinstead. A few houses at the edges are in West Sussex, so check your council tax bill.
Which council covers Ashurst Wood, Sharpthorne and West Hoathly?
Mid Sussex District Council, the same as East Grinstead. Forest Row, Hartfield and Colemans Hatch are in Wealden, and Felbridge and Dormansland are in Tandridge.
Is my cottage or townhouse listed, and where can I check?
Search the National Heritage List for England by address or name. If it is listed, every window change needs listed building consent, and the surveyor will talk you through what is likely to be accepted.
Can I keep the look of my leaded lights?
Yes. Leaded patterns can be made in new double-glazed units, or the original windows can be kept and secondary glazing fitted inside. On a listed house the second route is often the one the council prefers.
I live in Dormans Park. Is there anything extra to check?
The estate has mutual covenants that keep plots large and wooded. Read your deeds for anything on external alterations before changing material or colour. Tandridge has no conservation area in Dormansland.
Will I get a certificate for Building Regulations?
Yes. The installer is FENSA-registered, so it certifies the work itself and you receive a certificate for the house, which a buyer's solicitor will ask for when you sell.
Can you give me a price over the phone?
The example jobs page gives typical ranges for eight local jobs. A real figure needs a survey, because sills, brick arches, bay supports and access vary from house to house.
